  1. Collect rents and other monies in accordance with terms of lease;
  2. Collection of rents in arrears to ensure accounts remain current;
  3. Advertise the premises and secure leases in terms satisfactory to the owner;
  4. Negotiate lease renewals;
  5. Provide 24-hour, year-round, on-call maintenance service for emergency repairs;
  6. Supervise repair and maintenance of premises;
  7. Engage, discharge, supervise and effect payment of employees, agents and contractors as necessary;
  8. Prepare and deliver timely and accurate financial statements in respect of the premises to the owner;
  9. Prepare annual budgets and capital expenditure reports;
  10. Remit the revenue for the month less fees, expenses and a reasonable reserve to the owner within an accepted period;
  11. Obtain quotes for and manage major system or structural upgrade projects for a reasonable fee.
