- Provide 24-hour, year-round, on-call maintenance service for emergency repairs;
- Supervise repair and maintenance of premises;
- Engage, discharge, supervise and effect payment of employees, agents and contractors as necessary;
- Prepare and deliver timely and accurate financial statements in respect of the premises to the owner;
- Prepare annual budgets and capital expenditure reports;
- Remit the revenue for the month less fees, expenses and a reasonable reserve to the owner within an accepted period;
- Obtain quotes for and manage major system or structural upgrade projects for a reasonable fee.
